A good architect will give you; • A Good Design – A good design builds a good house. • Efficient floor plan- Optimal room sizes without space wastage • Sustainable Design – Low running costs during occupancy • Good Finishes - Finishes carry the biggest cost of the house 2. Keep the Design Simple Most times in design, Less is always More. Keep the design simple but not simplistic. Too much zig and zag means more costs. Take off what you do not need and leave the essentials without compromising. A simple design entails: • Floor Plan – Square/Rectangular plans are cheaper to build than circular plans • Open plan living – Means less walling, more daylighting and sociable living environment. • Space Utilization – Use some spaces for multiple functions such as; Dining Cum Study • Roof Design- Complex roof design means more roofing materials leading to more costs. 3. Buying the Shipping Containers: We purchased one trip condition hi-cube containers. California requires that shipping containers used for homes have documentation showing that have not had toxic or radioactive materials in them. This normally means that you need one trip condition containers with appropriate certificates. I bought my containers from https://www.containerdiscounts.com/shipping-containers-for-sale-home-made-modern and paid $4800 each for the 40-foot hi-cube containers and $3250 for the 20-foot hi-cube container. Hi-cube containers are a foot taller than typical shipping containers. Permits: I recommend going in person to the local building department showing them the survey and asking them for a checklist of everything that needs to be completed to get building permits. The survey is important because it shows the building dept both the physical nature of the property and documents its legal boundaries and history. I explained that I wanted to build a shipping container house and asked for a complete checklist of everything I would need to get done and submit in order to get building permits. Architectural Design I used the architecture firm I co-founded, ZeroEnergy Design, to produce the architectural drawings. Even though I am a co-owner I made sure to pay the firm for the hours of preparation that this task would take. It would be unfair to my partners if I used firm resources for my own personal project. I paid $5000 for the creation of the architectural drawings. Structural Engineering I sent the architectural drawings over to the structural engineering firm I hired, and they created the structural details and created a package of calculations showing that these details would meet all code requirements and result in a safe and strong building. This package of drawings and calculations was required by the building dept. My architecture firm primarily practices on the east coast and does not have a stamp in California so I had the structural engineering firm stamp the drawings. The building dept gave me the option of having either the architecture firm or the engineering firm stamp the documents. Foundation design: We ended up building a monolithic on slab on grade concrete foundation. We worked on designs for some piers that would have saved in material costs but then the space underneath the container would have been classified as a crawl space and the bottom of the container would have to be 18” off the ground at a minimum. This would mean I would have to build stairs and railing for all the decks. Grading the site and excavating for the foundation I rented a bulldozer and hired an operator to level a portion of the site where I wanted to place the house. I then rented a back hoe to dig out the footings for the foundation. Building the forms The forms were built out of 2x8s screwed to steel stakes that we hammered into the ground. Reinforcement We used #4 rebar to reinforce the concrete. This was wired together to match the structural drawings. Concrete Day Concrete day was pretty exciting. We had to pump the concrete to one of the foundation slabs because the truck couldn’t get close enough without driving over the other forms. Building The Woodshop
This is about how I built my wood shop. We decided to move from our previous home for a variety of reasons. I saw the move as an opportunity to gain a bigger shop for my wood working hobby. The house we found had everything we wanted, except for a shop or even a garage. It did have a non functioning indoor pool. We thought this space would make a nice wood shop. I could just build a floor over the pool and have a shop. As we got further into the inspection process, it was looking as though fixing the structure over the pool was going to be expensive. It looked like we would have to put a bunch of money into a structure that was not really a wood shop and not a functioning pool either. It made more sense to take out the pool and structure, and then build a wood shop from the ground up. We started this project by regrading our side yard to gain access to the pool in the backyard. Once we had access, we took out the pool. We half filled the hole where the pool was with compacted gravel. I realized that if we sank the shop into the ground I could have the ceiling height I had always wanted in the shop and preserve the view from the house. The design of the shop is a box with a shed roof. The roof wraps down the east side of the structure. I like to think of it as a slightly open toolbox. The entire shop is laid out on a 24 inch grid. The windows and doors fall within this grid. I had a general contractor built the shell and then I built the windows and interior. The interior walls are comprised of a 34 inch concrete stem wall at the base. Above that is a 9 foot, plywood wall. In the space above the plywood wall and below the shed roof is poly carbonate panel to form a clerestory. Opening an auto repair shop in the $58 Billion auto shop industry is clearly an intriguing opportunity. In fact, the influx of entrepreneurs starting a mechanic shop has resulted in 1.4% growth every year over the past 5 years. The question is: should you be looking at buying an existing auto shop for sale or starting an auto repair shop in a new steel building? Here are a few pros and cons to help you evaluate buying an auto shop versus opening an auto repair shop in a new steel building: For most, starting an auto repair business in a new steel building does outweigh the benefits of buying an existing auto repair business. So lets look at what you need to know about opening an auto shop in a metal building. General Steel makes starting a mechanic shop simple with easy-to-install steel building kits that are both durable and less expensive than traditional construction. As you begin researching auto shop building plans, here are a few design considerations to keep in mind: Most auto buildings have a series of doors down one sidewall. These doors are typically 14 feet tall in order to accommodate semi trucks and these 14’ doors require a minimum 16’ tall building. Most steel building designs utilize x bracing in the sidewalls. If x bracing was used in the building above, the bracing would eliminate one of the access doors. So when it comes to designing your auto shop, we recommend going with portal frames rather than x bracing to gain an access door into each bay. Contrary to x bracing, portal frames allow full-usage of every bay in the shop. For example, in the 60 by 100 auto shop above there is a door in each bay along the south wall, which tells us that this building has been portal framed. If you opt to save by going with x bracing one of the bays would lose its access door for auto service due to the x bracing. This cuts back on the efficiency of your shop as a whole. Again by replacing the rod bracing with a portal frame, you gain full access to every bay in the shop. A portal frame does however require one extra foot in width and height – but the cost benefit of operating an extra bay in your shop easily makes up for the added expense. While opting for portal framing or x bracing can dramatically change the final design your auto shop, there are some characteristics that are consistent across all auto shop buildings like bay sizing, door locations and door types. • The bays in an auto shop never run smaller than 20 feet wide and never wider than 30’. • This is one of the reasons why metal auto buildings are favored over wood buildings; metal framing eliminates the need for interior columns • Whereas, wood buildings require a column every 7 to 8 feet You may have also wondered why our auto shop plans contain doors in the sidewalls instead of the end walls? It’s simple – sidewall doors allow for easier expansion in the long-run. Should you need to add space to expand your business in the future, it’s easier and more cost-effective to expand longer rather than wider. Not to mention, sidewall doors help maximize the space of the shop by allowing for more vehicles. Finally, there are two types of doors you can order for your steel auto building. We recommend either roll up doors (which roll into a huge canister) or sectional doors, which are similar to residential garages that follow a track. While both are about equal in cost, the roll up doors require more room. This choice ultimately comes down to personal preference, but our representatives are happy to help you weigh the pros and cons of each. Building Cost + How It Impacts Design (An Architect's Guide) | Architecture Short Course (Part 3)
Building cost has a direct impact on our design and it's one of the most basic and obvious concerns for architects and clients. In this video I'll show you how I use it as a creative constraint that informs our building design. Building cost is divided into two general categories: soft and hard costs. Soft costs are the indirect cost of design: architectural fees, consultant fees, permitting, financing, and legal fees. Hard costs are all the cost directly attributed to the construction of the physical building. Early on in the design process we know little about the building and so we use square footage as a means for estimating the building's cost to construct. But square footage alone won't provide all the information we need to properly describe the cost of a structure, some spaces cost more to build than others. Factoring the square footage provides an added level of precision and allows clients and architects to better plan how design affects the overall budget. Planning for unforeseeable conditions is important as well and I describe how much of a contingency to add to the project at each phase of the work.
